Tasks

The park manager is the central hub between all actors and manages the predefined budget. The park manager has the following roles:

  • Preventative function: Continuity is guaranteed within a set budget by operating a preventative maintenance programme.
  • Detecting function: Continuous presence makes it possible to immediately detect problems. The park manager also ensures that companies keep to the rules.
  • Coordination function: Maintains contact with suppliers of services and/or facilities.  Seeks advantages of synergy between various companies. Functions as a central point of contact.
  • Information function: Can always be contacted for questions and remarks about services and facilities. He or she arranges internal and external communication to keep all parties involved regularly informed in order to unite the commercial with the social.

 

Levels

DBTM is active in three different levels, where improvements of one level are often the result of changes in the second level. The levels we emphasize are the following:

  1. The first level, infrastructure, relates to the infrastructures at the business park. The greatest benefits and biggest savings can only be achieved if the business park is built with sustainable management in mind. The implantation of roads and mobility in general, the implantation of greenery and green buildings, possibly the provision of a central facility point as the point of contact for all companies, the building of collective high output utilities facilities, the provision of green energy and so on all form part of the implantation.
  2. A level higher we find the cooperation at business parks (collective) through the exchange of remnant streams, collective procurement, facility sharing and knowledge exchange. Cooperation at the second level does not have to get in the way of competition. Major collaborative projects such as FISCH in Antwerp’s port region and the MIP subsidy programmes promote the popularity of cooperation between companies. From competitor to com-colleague to partner! This looks like a risky and difficult step, but the potential benefits are huge.
  3. At individual company level the operational management is optimised by improved working conditions, by reducing the consumption of energy and raw materials and by focusing more sharply on the core business.
